Manufactured Home Taxes
Overview
Manufactured Home taxes are generally due on March 1st for the first half billing and July 31st for the second half billing. If the due date falls on a holiday or weekend, the due date will be extended to the next business day. Manufactured home taxes are mailed out semi-annually and are paid for the current year.
If you have an escrow account for taxes through your mortgage company, your tax bill should be requested by and sent directly to your mortgage company. The mortgage companies normally send us tax bill request listings throughout the year. However, if you receive the tax bill and it should be sent to your mortgage company, confirm with your lender that they will be making payment. Please don't hesitate to call us to check the status of your taxes or to confirm that your tax bill is being sent to the mortgage company.
Under section 323.31 of the Ohio Revised Code; Due to economic hardship while serving our country, active military personnel may qualify for real estate and manufactured home tax payment extension. Please contact the Fulton County Treasurer's office if you need further information. Thank you.
Transfers
When a manufactured home is sold, the title must be transferred to the new owner within 30 days. Complete these steps to transfer the title:
- Bring the current title to the Treasurer's Office. Pay any current & delinquent taxes. You will receive the Treasurer's stamp on your title verifying the taxes are paid in full.
- Next, take the current title to the Auditor's Office for the conveyance stamp. There, you will complete a conveyance form.
- Finally, take the current title to the Title Office. There, you will receive a new Certificate of Title. Manufactured home sales are taxed like real estate and no sales tax is charged when the title is issued.
Moving Permit
- To legally move a Manufactured Home from, to, or within Fulton County, a moving permit must be obtained from the Auditor's Office.
- The full year's Manufactured Home tax, including any delinquencies, must be paid.
- The Auditor's Office will provide the yellow sign that must be displayed in the rear window of the home before it is moved on a public road in Ohio.
- Failure to comply is a minor misdemeanor and will result in a penalty.
- All manufactured homes must be registered with the Fulton County Auditor's Office within 30 days after acquiring residence in Fulton County.
- Failure to do so will subject the owner to a fine.
Change of Address
If you should pay your mortgage off or refinance with another company, please contact us with the new billing address. Complete an Address Change Form and email the form to addresschange@fultoncountyoh.com or mail to the office.
Delinquent Taxes
Delinquent tax bills are mailed in August and are due in September. The County Auditor will then prepare a delinquent tax list for publication in the local newspaper for those taxpayers remaining delinquent after the delinquent bill deadline has passed.
